Introductory emails- Sent out to all parties involved to ensure they are provided important contract details and dates within two hours of receiving the fully executed contract, if the transaction management team receives the contract prior to 6pm Monday - Friday. If we receive the new contract after 6pm, the file will be started before 10 am the next morning. Fully executed contracts received after 6 pm on Friday or during the weekend are not subject to the strict timelines, however, they will be addressed in a timely manner and no later than 10am Monday morning.
Welcome email to the client- clients are provided a step by step process within our "What to Expect" section of the email. We provide them with the next steps and any additional documents or actions needed to keep the transaction moving forward.
Contract Review- Contracts are thoroughly reviewed for mistakes and completeness then sent back out for corrections as needed.

After initial file review- We begin scheduling desired inspections on behalf of the client and provide schedule inspection details with the necessary parties.
Follow up- After scheduled inspections are complete, we follow up with the service team to obtain inspection reports and invoices. Invoices to be paid through escro

NORR- We work closely with the agent to deliver a complete NORR.
File Review- After we have reached the NORR milestone, we conduct a second review and provide the next steps to the client and agent. Home warranties (if applicable) are ordered and copies provided to all parties. Utility information is also provided to the client in preparation for closing.

Near Closing- We conduct a 3rd review of the file to ensure all necessary documents have been completed, received, confirm clear to close, assist title and escrow with scheduling buyer or seller signings, walkthrough is scheduled, completed or addendum and coordinate exchange of keys.

Closing email- Within our closing email to the client we send review requests and any additional information that may be important to the client including helpful details about their home warranty on behalf of the agent.
Final review- We conduct one final review of the file to ensure the agent has a complete file for their records including documents being noted properly and easy for the agent to identify at a later date.
Final step- We send out hand written thank you notes to the selling agents, lenders, title and escrow on the agent's behalf.
